For the longest times many real estate agents in north America used open houses to generate buyer and seller leads. It was also a way to demonstrate their knowledge, know how, their dedication and hard work to their seller clients. Many top producing teams would conduct open houses and allow their buyer agents to host them for the agents to generate qualified buyer leads. Based on research, buyers who don’t have agents and who attend open houses tend to transact within 90 days of starting their visits to open houses. The main reason why open houses are so effective is that people are coming to you, most people tend to do better face to face. There is an element of warmth and instant connection if the clients like and connect with you. It’s how we are built as human beings, to create rapport in person.
I have listed many houses and condos because of hosting open houses. I remember as a brand-new real estate agent, and starting in a slow market. I had one listing and every weekend, I Would host an open house. I met one seller in the building I was selling. After the third weekend of hosting an open house, the lady walked into my open house at the condo, and said “you know, I’ve been listed with my agent for three months, and my agent has not even hosted one open house. In fact, my agent even gets me to do the showings when we have them. I know I live in the building, and this is my investment unit, but I just want to say, I see you working very hard.” I smiled and thanked her. She then said, “I am in a contract with my agent, but my brother has a condo he wants to sell, could you help him?” . She even talked to 2 other neighbours in the building who would then sell with me because saw me host so many open houses. Needless to say, I love open houses.
But open houses have not always been popular. Especially in the last few years. Something called Covid-19 took the world by storm and spread like wildfire. While many real estate boards in Canada outright banned open houses, and many states deemed real estate not essential workers and outright stopping the sales of homes for the purpose of stopping or slowing down the spread of covid 19. Many real estate agents struggled to turn to other forms of lead generation to generate real estate leads.
Sometimes the hardest times make the strongest people and breed the best ideas. One night while visiting a restaurant, the waitress pointed to a QR code , and said “ Hey, get the menu by scanning this QR code.” My mind was blown, and I decided to do a little experiment. Our real estate board came out and said for the next 2 weeks we are going to let people host open houses but only let one person at a time, and make sure everyone signs up for contact tracing. I stayed up and found a QR redirect software, then bought a landing page builder and used a form builder to assemble some kind of QR code lead generation tool. I hosted one open house, I placed the QR code and the document that said “please Scan and answer a few questions before walking in.” Long story short, a 100% of my visitors actually ended up giving me their info.” Monday came, and I had one confirmed offer only for the home I was selling. I called everyone that registered on my makeshift app, and 2 other offers came. I thought it was just a fluke. I did it again for another listing which even more busy than the last sale, and sure enough, I got 60 people’s info. I couldn’t believe it, the buyers gave us their info. I this many times over, and then my agents and other agents started asking me to make it for them. And thus the idea of creating amelioopnhouse application was born.
Today, we have done the hardest job by creating the open house application. All you have to do is host open houses, use the app to create custom open houses and custom QR codes for it, and generate lots of buyer and seller leads and make your seller very happy.
